The inventory levels in many of our Florida markets can make for a buyer's dream come true or a seller's worse nightmare.  In fact, many sellers will think that because they put "x" amount into improvements, their property must be the best.  Sometimes this is true, in today's market it usually just means it will sell faster - but not at a higher price necessarily.

So what do you do?  As a seller in today's market, how do you compete against so many other properties and get your property to rise above the rest?  You call a real estate professional.  Better yet, a Realtor®, who is a member of the National Association of Realtors®, abides by a strict code of ethics and has received training to help the buyer or seller understand the market.  If you are a seller, ask the agent if they can give you the odds your house will sell in 6 months.  And ask them to show you how they arrived at that number.  I provide this information to my customers selling their houses, so that together, we can partner to position the house to sell.  If there are 3 houses for sale in the same neighborhood, and the odds are that only 1 in 3 will sell in the next 6 months, wouldn't you want to know this?  And wouldn't you want to put your house in the advantageous #1 spot?  If you aren't sure how your house will compete against another in the neighborhood, your agent can give you suggestions.
