  • Price:  Home values must be analyzed in your neighborhood to obtain a competitive yet best price for which to sell your home.  Missi can help you determine exactly what your home is worth in the current market.

  • Marketing:  A well-priced home that is in "move-in" condition will not sell if it is not exposed to a wide variety of buyers.  Missi uses multi-media marketing techniques to capture the attention across the street, across town, across the country and across the world.

Here's some quick home-selling tips:

  • Make Your Home Sparkle.  Vacuum everyday, dust, eliminate the "noise" around your house that will detract the buyer's eye from seeing themselves living in this house.  If they see dirt, clutter, a smudgy wall, loose or broken fixtures/vents/switchplates - they see themselves having to deal with that, and guess what?  They will move on quickly to the next house.
  • Declutter.  Plain and simple, you want the buyer to see themselves living in this house, which means you need to remove "yourself".  If you can't part with the items, rent a storage unit and move it out of the house. This is a great time to have a yard sale or make a tax-deductible donation to a local charity and declutter at the same time.  Ask yourself "do I really want to pack this, move it and unpack it later?"
  • Neutralize the colors/decorations.  Remove the wallpaper and/or borders - this is one of the #1 negative comments made by buyers relative to decorations in houses they see.  You may love it, but all they see is work to remove it.  Paint in neutral colors, update the bed and bath linens to "show off" those rooms.  Time to put personal style out and something that appeals across all ages, sexes, ages in its place. Remember - someone who loves contemporary styles will immediately walk away from roosters and checkered tablecloths.
  • Improve Curb Appeal.  Walk all around the exterior of your house, looking at the eaves, the exterior walls, the roof, the gutters, the shrubs and footers around the house.  A good pressure-washing is always recommended, and if the exterior paint has seen better days, paint and caulk before you list.  Freshen mulch, trim bushes, plant flowers or place potted plants attractively. Put trash cans/recycle bins out of sight.
  • Hire a Home Inspector.  For less than $500 you can have a professional home inspector go through your home with a fine-toothed comb and give you suggestions, tell you about any issues that a buyer will be concerned with.  Best you know this before you put your home on the market, than to have a contract fall apart later.
