The latest real estate market information has been released by the Northeast Florida Association of Realtors (NEFAR), and is available on my website.  Just click on the "Market Data" tab to the left.  Traditional sales information is located at the top of the page, and lender-mediated (or short sales and foreclosure) statistics is at the bottom of the page.

Compared to a year ago, closed sales and pending sales increased and new listings declined.  For most of the last 6 months, this has been the trend.  However, days on the market have increased and the median sales price has continued to decline, although we are seeing this trend begin to slow.  All of this data are signs of a market that is trying to normalize. 

With that said, our supply of homes available for sale still is above a 6 month supply, which is the benchmark of a "normal" housing supply.  Some neighborhoods supply is more plentiful than others, and this will have a great bearing on price.  Condition of the property will also weigh in considerably, with those houses in good to above average condition and updates receiving more attention showings, offering prices and less time on the market.
