Real Estate in Northeast Florida and Around the World

In a recent survey, almost 90% of all people interested in buying or selling real estate begin with a search on the internet.  The World Wide Web of Information.  The question is, how accurate is the information that you are receiving?

Many of my customers will tell me about a house that they have seen in a neighborhood in which they have an interest, on one of the popular websites that take feeds from local real estate association Multiple Listing Service or Brokerage websites.  When I research that listing, it typically is no longer for sale, or the price at which they saw the listing is no longer valid.  Why is this?

Many of the popular websites do not receive pushes of new data anytime there is a change from within the originating website.  And the originating web site has no control as to how often those search engines update their data.  This is true also for sites that will give you a "valuation" of a property.  The algorthyms that are built into the calculations are using data that may or may not be valid.  In addition, many of those valuation models use properties within a certain proximity of the subject being valued.  That's great if each of those neighborhoods are equal in appeal, amenities and condition of the subject property.  But rarely is this the case, and that "value" that the website gave you, may or may not truly reflect the value of the property in which you are interested.

Your best source of information is to get it as close to the source of the most recent information as you possible can.  I recommend Listingbook to my customers.  Listingbook is a great search engine tool built for customers, and the information that is being displayed is refreshed within minutes of updates by the agent in their Multiple Listing Service (MLS) database.  Recent changes to Realtor.com also feature refreshes within minutes, however, the amount of data that is displayed on Realtor.com is not as much as what is displayed in Listingbook.
